In most cases, but not all, landowners and developers have substantial loans that are either maturing or have already matured. Some may own land free of any liens or loans, having completed entitlements, approvals, and architectural drawings. However, their projects have stalled for an extended period due to soaring construction costs, which are at an all-time high and continue to rise. As a commercial contractor with over 28 years of experience, I am well aware of these challenges. Other factors contributing to delays include ineffective construction methods, high interest rates, difficulties in securing funding, and a lack of the right teams or partners, making it unlikely that the project will ever be financially viable. Various scenarios can lead to these situations.
I’ve learned that these challenges are global. My goal is to rescue these projects and have a positive, life-changing impact on those involved. The difficulties faced by landowners and developers are widespread, and I intend to change the landscape of real estate development, which will, in turn, change their business landscape and mine.
